The basics

What a sump pump actually does

A sump pump sits in a pit, called a sump basin, at the lowest point of your basement or crawl space. As groundwater rises after rain or snowmelt, it collects in that pit. When the water reaches a set level, a float switch turns the pump on and it pushes the water up and out through a discharge line, away from your foundation. When it works, you never think about it. When it fails during a storm, you find out fast. That is why repair, replacement, and a battery backup are some of the smartest money you can spend on your home.

How it works

From rising water to a dry basement

Four simple steps happen every time it rains, as long as your pump is healthy.

1

Water collects

Groundwater rises and drains into the sump pit at the lowest point of your basement.

2

Float rises

As the pit fills, a float switch lifts and signals the pump to turn on automatically.

3

Pump activates

The impeller spins and pushes the water up and out of the pit under pressure.

4

Water exits

A check valve stops backflow while the discharge line carries water safely away from your foundation.

Catch it early

Signs your sump pump is failing

If you notice any of these, have it checked before the next heavy rain. A small repair now beats a flooded basement later.

Runs constantly

A pump that never shuts off is usually stuck, undersized, or wearing out, and it will burn up.

Will not turn on

A dead pump in a wet pit means a stuck float, lost power, or a failed motor that needs attention now.

Cycles on and off rapidly

Short cycling points to a float or check valve problem and shortens the life of the motor.

Strange noises or vibration

Grinding, rattling, or loud humming usually means a worn or jammed impeller or motor.

Visible rust or musty smell

Rust, grit, or a damp, musty basement signals trouble in the pit and standing water that is not clearing.

Seven or more years old

Most sump pumps last about 7 to 10 years. If yours is older, plan a replacement before it fails.

Spot any of these? Don't wait for the next storm.

Know your options

Types of sump pumps

We help you pick the right setup for your basement, your budget, and Maryland weather.

Submersible

Sits down inside the pit, underwater. Quieter, tucks out of the way, and handles higher volumes. Great for finished basements.

Pedestal

Motor sits above the pit on a column. Easier to service and often longer lived, with the trade off of being louder and more visible.

Battery Backup

A second pump powered by a battery that runs when the grid is down. Since storms cause both the water and the outage, this is the one we recommend most.

Built for Maryland basements

Why this matters here

Montgomery and Frederick County see heavy seasonal rain, fast snowmelt, and clay soils that hold water against your foundation. A reliable sump pump, and a backup for when the power drops, is not a luxury here. A little maintenance keeps it ready.

  • Test the pump by pouring water in the pit every few months
  • Keep the pit clear of gravel, silt, and debris
  • Confirm the discharge line drains away and will not freeze
  • Replace the backup battery on schedule, before storm season

Highly recommend John Brown from Clarksburg Plumbing LLC! Yesterday John flushed and descaled our tankless water heater. We've gotten used to waiting and waiting for service people. That's not the case with John. He arrived pleasantly early for both the initial visit (for a no-cost estimate) and for the actual service call. He was personable, knowledgeable, and very patient with our many questions. He really helped us understand the ins and outs of this new-to-us technology of tankless water heaters. We're already recommending him to our neighbors!

I recently used Clarksburg Plumbing for a condo repair of my main water turnoff valve and my outside hose bib. It required coordination with DC Water and the condo, and Clarksburg was extremely helpful, professional, and patient in the process. They came out a few times to evaluate and troubleshoot the issues, and then ultimately performed/made the repairs. Garrett and John Brown were the first to help, both very kind, knowledgable and highly skilled, and then Pablo (along with apprentice Tevon) made the final repairs. Not only did they do a great job, explaining everything to me in the process and checking after the water was restored to the condo, they also helped out one of the other owners that was having a sudden, luckily minor issue, as well. It’s a relief to know that I finally have a plumbing company that I can rely on for any future issues.

We had a fire at our house 3-Jul-2025. Our contractor used Clarksburg Plumbing for all of our plumbing needs as we rebuilt our house. Pablo was with us from the beginning until all work on the house was completed a year later. Pablo was the lead plumber from Clarksburg Plumbing. He worked on the plumbing rough-in in December through February this past winter in bitter cold through the end of July 2026 when work was finally completed. Pablo quietly does his work. It’s clear that he is very skilled but he is not arrogant in any way. Rather, he is very engaging, takes suggestions under consideration and employs them as warranted, and is always kind even when I interrupt his work. Pablo represents Clarksburg Plumbing very well. It was my pleasure working with Pablo.

Properly identified the source of my leak after multiple other plumbers/companies couldn’t figure it out. Were thorough in explaining what they were doing, how they arrived to their determination, and gave advice on how to proceed with next steps that were outside their scope of operations. Thanks Pablo and Tevon

We had a severe blockage in our kitchen sink drain, causing water to back up into both the sink and the dishwasher. Seth and Brady arrived on time, quickly identified the issue, and did an excellent job clearing the kitchen drain. They also fixed the dishwasher drain line, which is now working perfectly. They were professional, efficient, and courteous throughout the process. I highly recommend them to anyone needing plumbing services.

Sump pump FAQ

What homeowners ask us most about sump pumps.

Most sump pumps last about 7 to 10 years, depending on how often they run and how well they are maintained. If yours is in that range or older, it is smart to plan a replacement before it fails during a storm.

In Maryland, yes, we strongly recommend it. The same storms that fill your pit are the ones that knock out the power, and a primary pump cannot run without electricity. A battery backup keeps pumping through an outage, which is exactly when you need it most.

Submersible pumps sit in the pit, run quieter, and handle more water, which suits finished basements. Pedestal pumps keep the motor above the water, are easier to service, and often last longer. We help you choose based on your pit, your water volume, and your budget.

Constant running usually points to a stuck float, a pump that is undersized for your water volume, a failed check valve letting water flow back into the pit, or a very high water table. Running nonstop will burn the motor out, so it is worth checking quickly.

The most common causes are a stuck or disconnected float switch, a tripped breaker or unplugged unit, or a failed motor. We diagnose the exact cause and get it pumping again, and we can add a backup so a single failure does not flood the basement.

Test it every few months by pouring a bucket of water into the pit to confirm it kicks on and clears. We recommend a professional check once a year, ideally before the wet season, which is included in our membership plan.
