The basics

How a well pump works

A well pump pulls water from your well and delivers it to your home under pressure. A submersible pump sits deep in the well casing and pushes water up, while a jet pump sits above ground and draws it up. The water fills a pressure tank that holds a steady supply, so the pump is not running every time you open a tap, and a pressure switch tells it when to turn on and off. When the pump, switch, or tank wears out, you feel it as low pressure, sputtering faucets, or no water at all. Most of it is repairable, and when it is not, a clean replacement gets your water back fast.

How it works

From the well to your tap

Four steps happen every time you turn on the water, as long as your system is healthy.

1

Water is drawn

Your submersible or jet pump pulls water up from deep in the well.

2

Tank fills

Water flows into the pressure tank, building a steady, ready supply.

3

Pressure holds

A pressure switch keeps the tank in range so every tap has consistent pressure.

4

Water on demand

Open any faucet and water flows, and the pump refills the tank as needed.

Catch it early

Signs your well pump is failing

If you notice any of these, have it checked before you lose water completely. A small repair now beats an emergency later.

Low or dropping water pressure

Weak showers and slow-filling fixtures often mean a failing pump or a waterlogged pressure tank.

No water at all

A dead pump, tripped breaker, or failed pressure switch can cut off water to the whole house.

Sputtering or spitting faucets

Air in the lines points to a dropping water level, a leak, or a pump losing prime.

Pump runs constantly

A pump that never shuts off usually means a bad pressure switch, a leak, or a worn pump.

Rapid clicking or cycling

Short cycling almost always means a waterlogged pressure tank and will burn out the pump.

Spike in your electric bill

A struggling pump runs longer and harder, and you see it on the power bill.

Losing water pressure? Don't wait for the taps to run dry.

Know your options

Types of well pumps

We help you pick the right setup for your well depth, your home, and your budget.

Submersible Pump

Sits deep inside the well casing and pushes water up. Efficient, quiet, and the most common choice for deeper wells.

Jet Pump

Mounts above ground and draws water up by suction. Easy to service and a good fit for shallower wells.

Pressure Tank

Stores pressurized water so your pump runs less and lasts longer. Sizing it right is the key to steady pressure.

Built for well-water homes

Why this matters here

Many homes across Clarksburg, Damascus, Poolesville, and the rural edges of Montgomery and Frederick County run on private wells. When the pump or tank fails there is no city backup, the water simply stops. Keeping your well system maintained means steady pressure and reliable water year round.

  • Watch for dropping pressure or sputtering taps and address them early
  • Have the pressure tank and switch checked before they fail
  • Test your water quality and pressure periodically
  • Keep the well cap sealed and the area around it clear

Highly recommend John Brown from Clarksburg Plumbing LLC! Yesterday John flushed and descaled our tankless water heater. We've gotten used to waiting and waiting for service people. That's not the case with John. He arrived pleasantly early for both the initial visit (for a no-cost estimate) and for the actual service call. He was personable, knowledgeable, and very patient with our many questions. He really helped us understand the ins and outs of this new-to-us technology of tankless water heaters. We're already recommending him to our neighbors!

I recently used Clarksburg Plumbing for a condo repair of my main water turnoff valve and my outside hose bib. It required coordination with DC Water and the condo, and Clarksburg was extremely helpful, professional, and patient in the process. They came out a few times to evaluate and troubleshoot the issues, and then ultimately performed/made the repairs. Garrett and John Brown were the first to help, both very kind, knowledgable and highly skilled, and then Pablo (along with apprentice Tevon) made the final repairs. Not only did they do a great job, explaining everything to me in the process and checking after the water was restored to the condo, they also helped out one of the other owners that was having a sudden, luckily minor issue, as well. It’s a relief to know that I finally have a plumbing company that I can rely on for any future issues.

We had a fire at our house 3-Jul-2025. Our contractor used Clarksburg Plumbing for all of our plumbing needs as we rebuilt our house. Pablo was with us from the beginning until all work on the house was completed a year later. Pablo was the lead plumber from Clarksburg Plumbing. He worked on the plumbing rough-in in December through February this past winter in bitter cold through the end of July 2026 when work was finally completed. Pablo quietly does his work. It’s clear that he is very skilled but he is not arrogant in any way. Rather, he is very engaging, takes suggestions under consideration and employs them as warranted, and is always kind even when I interrupt his work. Pablo represents Clarksburg Plumbing very well. It was my pleasure working with Pablo.

Properly identified the source of my leak after multiple other plumbers/companies couldn’t figure it out. Were thorough in explaining what they were doing, how they arrived to their determination, and gave advice on how to proceed with next steps that were outside their scope of operations. Thanks Pablo and Tevon

We had a severe blockage in our kitchen sink drain, causing water to back up into both the sink and the dishwasher. Seth and Brady arrived on time, quickly identified the issue, and did an excellent job clearing the kitchen drain. They also fixed the dishwasher drain line, which is now working perfectly. They were professional, efficient, and courteous throughout the process. I highly recommend them to anyone needing plumbing services.

Well pump FAQ

What homeowners on well water ask us most.

Submersible well pumps typically last 8 to 15 years and jet pumps around 10. Sediment, heavy use, and a failing pressure tank shorten that. If yours is in that range and acting up, it is wise to plan ahead rather than wait for no water.

If the pump is relatively new and the issue is a pressure switch, control box, or wiring, repair is usually the smart call. If the pump itself has failed, is very old, or repairs keep stacking up, replacement is the better value. We give you the honest math either way.

Common causes are a waterlogged or failed pressure tank, a bad pressure switch, a worn pump, a dropping water level in the well, or a tripped breaker. We diagnose the whole system, not just the pump.

The pressure tank stores pressurized water so your pump is not running every time you use a tap. A failed tank makes the pump short cycle, which wears it out fast. Replacing the tank often solves pressure problems and protects the pump.

A submersible pump sits inside the well casing underground, while a jet pump sits above ground, often in a basement or well house. We service and replace both and can advise the right type for your well depth.
