Olney, MD · Route 108 straight east

Your Plumber in Olney, MDGeorgia Ave to Brookeville Knolls.

We come at Olney from the Route 108 side, straight east through Laytonsville, and we have been working these streets for years. Olney was farmland until the 1960s, which means most of the houses here are now 40 to 60 years old, and the plumbing shows it. Cast iron stacks, roots in the sewer lateral, original water lines. We fix those every week.

The plumbing problems that come with a 1970s Olney house

Olney grew up fast. It sat as farmland around the crossroads of Georgia Avenue and Route 108 until the 1960s, then filled in over three decades with the neighborhoods people know today: Olney Mill, Williamsburg Village, Hallowell, Tanterra, Allanwood, the Highlands of Olney, Brookeville Knolls. That timeline matters more than anything else on this page, because it means Olney homes are almost all past the age where original plumbing starts to fail. We are not guessing at what is wrong in your house. We have usually seen the same thing two streets over.

Most of Olney sits on WSSC water and sewer along the Georgia Avenue corridor, and the sewer laterals running out to the street are the single biggest thing we get called for here. Olney’s mature tree canopy is one of the nicest things about the place and one of the hardest things on clay and cast iron pipe. Push out past the developments toward Brookeville, Sandy Spring, Ashton, and Laytonsville and you are into well and septic country, which is a completely different set of problems. We work both, and we bring the camera and the jetter either way.

What we see in Olney

Common plumbing issues in Olney homes

Tell us your street and the year your house was built and we can usually narrow it before we arrive.

1

Roots in the sewer lateral

Olney’s big trees put roots into old clay and cast iron joints. Slow drains everywhere at once, gurgling toilets, and backups after heavy use are the tell.

2

Original water service lines

Houses from Olney’s 1960s and 70s buildout are on their first water line. We see pinhole leaks, pressure loss, and wet spots in the yard along the run to the street.

3

Cast iron drain stacks

Interior stacks in Olney homes of this vintage scale up and rust through from the inside. Often blamed on a clog when the pipe itself is the problem.

4

Storm-loaded sump pumps

Olney takes summer thunderstorms hard. A sump pump that has run for 15 years is not the one you want when the next one parks over the Hawlings River watershed.

Why Olney calls us

The plumber who brings a camera before a shovel

Clarksburg Plumbing is a fourth-generation family company, and the thing that tends to matter most to Olney homeowners is this: with houses this age, the difference between a $400 visit and a $12,000 one is whether somebody actually looked. We camera the line first, show you the screen, and tell you plainly what we see, including when the answer is that you do not need the big job yet. Then we stand behind whatever we do.

Meet your local crew

A crew you are glad to let in

Our technicians are our own trained, background-checked team, not subcontractors we found this morning. They show up when we said, put covers on their boots, explain what they are doing in plain language, and clean up before they leave. In a community like Olney, where neighbors talk, that is the only way this works.

Thank you to Seth, who came on Wednesday and fixed one of our two toilets and fixed our primary bedroom shower. And thank you to Charlie, who came today and replaced our other toilet and replaced our garbage disposal. You are both lifesavers! Our weekend (and going forward) will be MUCH nicer now that we can use our bathrooms (and garbage disposal) again. Highly recommend Clarksburg Plumbing.

GREAT service and expertise! John and Maddie just installed a water filtration system to our home. The process took one day to install and then they came back from the 48 hour install period to ensure everything was working well. John was familiar and knowledgeable about the water system we bought. Maddie and John kept our space clean, clearly explained how to ensure longevity for our system to last, and the difference it will make in our home. We appreciate their hard work and professionalism. This is our second time using Clarksburg plumbing. We would highly recommend their company to our family and friends.

Franklin and his crew showed up promptly and communicated great with us to help limit disruption with the tenants at 4 of our building. Unfortunately for us a second water main leak occurred the day before. But luckily for us they were able to stay on site another 2 days and knock the second one out, even staying till 8pm to find the line and get it repaired. These will be the guys I request for our next time needs

We were very happy with the service we received today from John and Maddie. They were both very professional, ran the necessary tests to confirm the issue, and explained what they were doing step by step. They wore the protective booties to keep the floor nice and dry from the rainy weather too. Thank John and Maddie for all your help!

He explained the setup clearly and promptly reordered the exact Wi-Fi-capable model I requested before installation. Seth and Maddie returned on 8/28 and did a fantastic job. The system works great, and their professionalism was top-notch. Highly recommended!

Katie and the Clarksburg Plumbing team were phenomenal. Katie came highly recommended, and it could not have been a better choice. During an emergency plumbing issue at one of the buildings we service, her team came right out and made it happen. It was a complicated situation, but they handled it from start to finish with great responsiveness, professionalism, and patience throughout the entire process. We greatly appreciate their help and highly recommend them.

The plumber from Clarksburg Plumbing who worked on my broken gas hot water heater was John Brown. John is an amazing plumber. He is extremely energetic, very efficient, has amazing knowledge about plumbing, and is very honest. He is also very friendly, considerate, and took the time to answer all my questions. He diagnosed the problem quickly (which was a defective burner assembly). Then when I showed him the manufacturer's warranty, he took the initiative to immediately call the manufacturer and order all the necessary parts (which were free under the warranty). When the parts were delivered, he made sure to show up the next day and install the parts. As we talked throughout his time in the house, I could see that he has very deep knowledge of plumbing, which gives me confidence that his work is top quality. I also had a problem with very high water pressure in the house. The pressure regulator had to be replaced. John, working with Maddie, did a great job in fixing that as well. After the work, everything was cleaned up completely.

Good questions

Olney plumbing FAQ

What Olney homeowners ask us most.

Do you offer emergency plumbing services in Olney?
Yes, 24 hours a day. If you have no water, a burst pipe, or sewage coming up a floor drain, call (301) 972 2223 and a person answers. We run emergency calls into Olney on Route 108 and the ICC, and we get a stocked truck moving rather than booking you for Tuesday.
What are the most common plumbing problems in Olney homes?
Root intrusion in the sewer lateral is number one, because Olney's tree canopy is older than most of its pipes. After that: failing original water service lines, corroded cast iron drain stacks, and water heaters at the end of a 12 to 15 year life. Nearly all of it traces back to Olney being built out between the 1960s and the 1980s.
Do you serve my Olney neighborhood?
We cover all of Olney and 20832, including Hallowell, Longmead, Olney Mill, Williamsburg Village, Highlands of Olney, Tanterra, Allanwood, Camelback Village, Cherrywood, Brookeville Knolls, and Willson Hills, plus the rural properties out toward Brookeville, Sandy Spring, and Ashton.
My Olney home is on a well and septic. Can you help?
Yes. Plenty of properties on the edges of Olney are not on WSSC. We service well pumps, pressure tanks, water filtration and treatment, and septic systems. Well water out this way often comes with low pH and iron, so if your fixtures are staining or your pressure has dropped off, that is worth a look.
How does the weather in Olney affect plumbing?
Two ways. Summer thunderstorms hit this part of the county hard and overload sump pumps, which is why we push battery backups on finished basements. Then Maryland's winter freeze and thaw cycle moves the ground, which stresses old sewer and water lines that are already at the end of their service life, and freezes hose bibs and pipes running through unheated crawl spaces and garages.
Can you handle water line replacement and WSSC permitting in Olney?
Yes. Water and sewer line replacement is the work we are best known for, including trenchless methods that avoid tearing up your driveway and lawn. We pull WSSC permits and handle the county side of it.
What plumbing services do you offer in Olney?
All of it: drain cleaning and hydro jetting, sewer and water line repair and replacement, camera inspection and leak detection, water heaters and tankless, sump pumps, well pumps, water filtration, septic, gas lines, fixtures, and 24/7 emergency service, residential and commercial. One home service company in Olney for the whole system, inside the house and out under the yard.
